A signed contract and a $5,000 deposit. The deposit is applied to your final balance, not held separately.
Most book twelve to eighteen months out. We’ve worked with as little as four months and as much as two years. Peak fall weekends fill earliest.
A tour comes after a Vision Session, not before. The reason is simple — tours are most useful when we already know what you’re imagining, and we want to use our time together well.
Hamilton, Virginia — western Loudoun County, about thirty miles west of Washington, D.C. The exact address is shared after a Vision Session, because the property isn’t open to drop-in visits.
Both. Ceremonies typically happen at the Walnut Grove, an outdoor amphitheater at the back of the property. The renovated barn — four-season, indoor and out — holds receptions. The manor house holds the kitchens, the gathering rooms, and several of the suites.
Up to two hundred seated. The property is at its most comfortable between eighty and one hundred fifty — that’s where the rooms breathe and the team can hold the rhythm.
The main reception spaces, ceremony grove, accessible parking, and several suites are wheelchair-friendly. The walking trails through the orchard and along the creek aren’t paved. We’ll walk through specifics on a tour, and we accommodate where we can.
Eleven suites on the property accommodate the wedding party and immediate family. Other guests stay at nearby hotels — we share a recommended list, all within fifteen to thirty minutes.
Two for most weddings — Friday afternoon arrival through Sunday brunch. Retreats are two-night minimum. Stays are two-night minimum.
Of course. We’ve hosted weddings with newborns in attendance and weddings with no one under thirty. Whatever you want.
Dogs in the wedding (as ring-bearers, walk-down companions) are welcome. We ask that they’re with a handler when not actively participating. No pets in the suites overnight unless arranged in advance.
We are the vendor. Planning, catering, photography, florals, lodging, music — all in-house with our team. The reason is in the About page: every external vendor is a seam where weddings can break. We don’t have those seams.
Officiants are almost always brought in by the couple — a family pastor, a friend who got ordained, someone you’ve known forever. We help with the logistics. Outside photographers are case-by-case; we usually recommend ours, but we won’t force the issue if you have someone specific.
Yes — bar service is part of the all-inclusive wedding package. We handle licensing, service, and selection. Outside alcohol isn’t permitted, for liability reasons.
The barn is the indoor backup for ceremonies. The call gets made together by Friday morning of the wedding weekend — no day-of scrambles. The reception space doesn’t change either way.
The barn is beautiful in its own right. About a quarter of our couples choose it as their first option, even on sunny days. It’s not the consolation prize.
Weddings from $38,000, all-inclusive. Marriage retreats from $1,400/night (all-inclusive, two-night minimum). Quiet stays from $380/night (suite + breakfast, two-night minimum). Final pricing depends on date, season, and guest count — confirmed in writing during the Vision Session.
$5,000 deposit at signing. Three milestone payments through the planning year. Final balance two weeks before the wedding. We’re flexible if your situation needs the math adjusted.
The only thing not included by default is a photographer — by design. Couples bring their own photographer (or use ours as an add-on) so the relationship with their photographer feels chosen, not assigned. Otherwise: planning, food, drink, florals, music, eleven nights of lodging, the property, the team — all included.
No. Our $38,000 is more than the headline number of a $25,000 venue and less than the actual final number of one. We’d rather lose a couple at the quote than surprise them at the invoice.
Most of what’s worth asking gets asked on the Vision Session. It’s thirty minutes, on Zoom, no pressure.
